OVERVIEW

FORSMITH Building Science Consultants (FORSMITH) was retained to to investigate recurring problems that were observed in the underground parking due to water intrusion. Our team completed an assessment of the recently installed plaza deck patio that was built on top of the underground parking structure, revealing failing remediation attempts.

PROBLEM

 

FORSMITH had identified that prior remedial attempts to fix the issue of water intrusion that had occurred from the installation of the new deck had been failing. The leaks had progressed to the extent at which concrete supports acting as primary structural components were compromised.

​

Similar leaks that were migrating into the parking structure were also found penetrating from other areas of the exterior.

 

Upon investigation of the parking structure, localized differential settlement was observed causing concern for compromised structural integrity.

SOLUTION

 

It was decided that to minimize the effect of the disruptive repairs to the new patios that the completed repair would include a curtain wall injection for the underground soffit to eliminate the leak. Similarly, interior curtain wall injections were completed above grade to avoid invasive excavation.

​

Additionally, FORSMITH proposed to complete the repair of the concrete bean and provide additional capacity to improve the structural adequacy of the structure by utilizing a carbon-fiber wrap.

​

To remediate the subsidizing slab, or differential settlement, FORSMITH completed a localized excavation and underpinned the foundation footing in the repair area.
